- Quote is dramatically lower than other builders
- Key items are “not included” or unclear
- Permits, Delivery, Decking, electrical, or dirt removal priced separately later
Common trick: low entry price → expensive surprise add-ons later.
Green flag: clear, transparent, in writing.
🟥 Red Flag #3 — No physical location or real presence
- Only a cell number / Facebook page
- No showroom, office, or established business address
- Recently changed company name
Green flag: stable, local, consistently reviewed company.
🟥 Red Flag #4 — Vague or confusing contract language
- You don’t understand the terms
- “We’ll fill that in later” statements
- No specifics on brand & model of equipment
Green flag: clear written detail and time to ask questions.
🟥 Red Flag #5 — Install Procedures Glossed over
- Doesn’t answer installation process questions – flowable fill, gravel backfill
- Says- “You don’t need that”
- Avoids your questions and goes back to price
Green flag: builder respects your questions and uses high quality equipment and installation procedures.
🟥 Red Flag #6 — Little to no online reviews
- Few or no real customer reviews
- Reviews feel fake or identical
- No photos of previous work
Green flag: consistent reviews + real client photos + years of history.
🟥 Red Flag #7 — Subcontractor mystery
- Won’t say who actually does the work
- No oversight process explained
- Won’t share licensing details
Green flag: licensed subs + insured + active project management.
🟥 Red Flag #8 — “Trust me” answers about warranties
- Warranty details not written
- No manufacturer warranty info or only warranties parts, not labor on equipment
- No explanation of what is and isn’t covered
Green flag: written warranties you can keep.
🟥 Red Flag #9 — Maintenance is brushed aside
- Says “It’s easy — don’t worry about it” without teaching you
- Doesn’t explain water chemistry or automation
- Treats questions like an inconvenience
Green flag: builder teaches you how to own your pool confidently.
🟥 Red Flag #10 — They don’t ask about YOUR lifestyle
- Focus only on price
- No questions about your yard, kids, or how you’ll use it
- Treats your project like a “cookie cutter” install
